As is the case with this one for my nephew purchasing his first home. Over the last couple of years we had many discussions to help him prepare for purchasing a home. We made a plan and he stayed the course until we got to this point. We had a budget that included taking advantage of a FHA Loan. We had him fully approved with @robblair6 & @alvinablair_ with Movement Mortgage aka The Dream Team. We then began our search and as the market goes encountered homes within his price range receiving multiple offers and escalating well above asking. When this property came on it was clear it was “The One” but we had limitations on how high we could go. We decided to make an offer that included a strategy that could win based upon strengths and security for the seller. Out of 3 offers, with one that was willing to go $45k higher than ours, the seller chose ours!
I almost couldn’t believe it until I saw the competing offer myself. Needless to say not everyone has me for an Auntie but you can have me as your agent negotiating on your behalf. It’s possible to find a home in this market and win even when it feels like it’s not possible, when you have a strategy. Let’s talk!
